Don't Rule Out Shopping Centers

By RON LEVITT It was recently brought to my attention that for the first time in nearly three years, there is only one suburban shopping center under construction in all of Dade County. And that one, the huge Miami Gardens Shopping Plaza, is located in North Dade. Does that mean the surge in shopping centers construction is slowing down? Does that mean the big Southwest part of Dade has reached its peak in suburban shopping plazas? The answers to both questions is a great big NO! And anyone who thinks differently had better take another look around. "Just as long as there is a need for more new homes, there will be a need for more new shipping centers," according to Edward M. Strawgate, of Webster Stone, Inc., a man who has leased space in dozens of Florida shopping centers in the past few years. Strawgate says that just as long as the population increases and just as long as new homes are being built, new shopping centers will be built. Frederick Arthur, developer of the Miami Gardens Shopping Plaza — the lone entrant in the current shopping center sweepstakes — also agreed that "housing" and "potential housing" were the ingredients which decide whether or not a shopping center will be built. Arthur says he selected the North Dade site because that particular area showed great potential in having a good retail market as well as a good potential market. But, although Arthur said his center in the northern part of the county had the "best potential" in that particular area, he admitted population growth in the Southwest would beckon new centers there, too. One of Florida's most prominent builders (who has built five centers for developers in a two-year period) agrees with the leasing agent and the developer. "A few years back many people considered that construction of shopping centers would last only a short time and then there would be a sufficient number, said builder Robert L. Turchin. "But in this area — which is so rapidly increasing in population — new homes are being built constantly. And when there is an increase in residents, it is natural they want a complete shopping area close by." That's what is happening in our neck of Dade County, too. The area in the far western end of Bird Road has grown rapidly. Thus another developer — Bob Bookbinder — is preparing to build a huge 70-acre center for these residents. And several other developers are eying the day-by-day growth of other parts of South Dade.
