WORK BEGAN THIS WEEK on a twin traffic island on the south side of the McBride island property on Ponce de Leon Boulevard just north of Catalonia Ave. The landscaped island, being constructed by Ward Paving Co. for $3,900, will help channel traffic. Ponce de Leon Building Is Planned

A two-story office building is planned at Ponce de Leon Boulevard and Romano Avenue by Irving Burnstein, of Miami Beach. Architect for the new building is LeRoy K. Albert, of Coral Gables. A contractor has not been selected. The 85 by 100-foot CBS building will be airconditioned and have an elevator.

A Lot too Little For a House Too Large

A builder who sought to build an oversized house on a 50-foot lot was turned down on appeal to the City Commission last week. The Commission voted unanimously to deny Domicick Masisca's request to build a home having 2,253 square feet instead of 2,075, the maximum permitted for one story on the lot. Masisca claimed that he could not economically build a smaller one-story home. Masisca reportedly purchased the lot from Mr. and Mrs. E. B. Turner, of 913 Escobar Ave., who live on the adjoining lot. According to city officials, the owner of record is still Turner. Twelve neighborhood residents, a half dozen of whom appeared before the Commission, objected to the proposal. Masisca may legally build a two-story home on the lot if he conforms to all other requirements, Mayor Robert L. Searle said. The right to build on a 50-foot lot was established following a Miami Shores case several years ago after that community had attempted to block construction on these small lots. Last week, Mrs. Jacques Eric Turner, 928 Escobar Ave., no relationship to the other Turner, suggested that the property owners get together and effect deed restrictions that would prohibit construction on 50-foot lots in that area. Her suggestion met with popular support, but would have no effect on present property who refused to go along.

Twelve New Apartments On S. Dixie

Two new apartment buildings totalling 12 units are planned at South Dixie Highway and Miller Road. A state permit has been issued for the two buildings, owner of which will be John C. Lawrence. Designer of the two-story buildings is Gerard Pitt. R. J. Suarez was awarded a $30,000 contract for each of the structures, for a total of $60,000. Six efficiency units are planned for each building.

Apartments On the Rise

Two new two-story apartments containing a total of 32 units are planned at Sunrise Harbour by Sarbro, Inc. Each of the buildings, designed by architect Hilliard T. Smith of Lakeland, will have five two-bedroom apartments and three one-bedroom. The apartments will be located on Lots 17, 18, 19 and 20 in Block 1. Plans have been presented and approved by the Board of Architects, but no permit has been issued or contract awarded.
