West of the City Limit
The southern half of Dade County is in for a boom in the next few years. At least that's the opinion of builders, developers and merchants in the area who recently got new inspiration from the leasing of 25,313 acres of South Dade land to Aerojet General Corporation. Aerojet is actually only renting the land at this time—but the fact that the big space age firm is paying more than $63,000 for the first year's rent on the property and has taken an option to buy the land indicates strongly the corporation has big plans for this area. Most local observors say that it looks better than ever that Aerojet will put up a 12,000-employe plant with a 100-million-dollar annual payroll. And they also are saying that this will be the start of a big industrial surge for the Southwest and South Dade area. Over the past weekend, the industrial outlook got a new shot in the arm when a private group of business and civic leaders organized to push for new industry for the county. This group, which will operate as an arm of the Miami-Dade County Chamber of Commerce, has an intensive "selling" job planned in an effort to bring in new industry, boost local payrolls and provide more jobs. By no means on the sidelines in this big push is the building industry. Always a sign of the economic outlook, building is starting to show a bright new sign for Our Town. The builders know that they can't wait until the last minute to provide housing if full-scale industry settles here. They know that they've got to start home construction now in order to meet the growing housing demands which big industry would bring about. And most of the major builders in this half of the county are going ahead full blast to meet the growth demands. Some may say they are taking a big gamble—but apparently home builders have great confidence that Aerojet and a slew of other major industrial plants will make South Dade their next stumpingground. IRV ADLER, developer of Town Hall Homes in South Miami Heights, whose development practically borders the Aerojet-rented property, is going full speed ahead on homes in the price range for the "working man." For Adler, history is repeating itself. He is also building a 2,500 home development in Palm Beach County—practically at the front door of the
