A Glorified Tree House Comes At Last Into Its Own

NEW YORK—The cantilevered house, which made nerticans gape when Frank Lloyd Wright first built one over a stream 50 years ago, now is coming into its own, architect David Thorne said today. The cantilevered house is built of steel beams laid across concrete pillars in the middle. Most of the house is suspended in air among the trees. There is no cellar, no floor slab and almost no site preparation. Thorne has designed cantilevered houses by the dozen in California, Connecticut and other states. So have many other architects. Back in 1910 when you needed a full cellar to heat a house with coal, and the prefabrication of steel was fabulously expensive, cantilevering a house wasn't nearly so practical as today and, aesthetically, the result was so advanced as to be overpowering to most people. On today's landscape, the cantilevered house doesn't look radical at all, and as for cost, Thorne has built some for as little as $20,000. Thorne describes his philosophy about steel framing of homes in Steelways Magazine. Steel, Thorne said, is permanent. A house with a steel frame easily can be remodeled or added to. It is precise, comes from the fabricator with exact tolerances of one-eighth of an inch. "Wood, brick and stone construction often result in walls and floors being an exasperating one to two inches out of square and steel permits a far more flexible design than any other material," he said. The greatest advantage of steel framing is cantilevering a house in the air over a "junk lot" — that falls away sharply or rises sheer from the road. Such lots often can be bought very cheaply in fine locations, but the excavation, construction of retaining walls and filling needed to build on them by traditional methods runs into many thousands of dollars and high periodic maintenance and repair costs. "Cantilevering can save thousands of dollars on many sites, even though steel costs more than wood or masonry," Thorne said. "Cantilevering also may let you build over driveways or have covered patios. It may also enable you to get around vexatious setback laws in constructing car-ports or other structures." The main thing, according to Thorne, is that cantilevering lets people build and live in the natural wild beauty of a steep lot instead of having to bulldoze most of it away to make room for a foundation, or erect a multi-pillar system that is difficult to maintain. Steel framing is essential only for the bearing floor of the cantilevered house, but Thorne likes steel framing whenever he can use it. He said he liked to design his steel framing in four-by-eight-foot modules because plywood, glass and so many other finishing materials come in four-by-panels and can just be fitted to the frame as they come out of the cartons with a minimum of fuss.
