Building Jumps Here After a Slow Start

Building activity in the Gables picked up sharply last week after a slow beginning. Sixteen permits totalling $126,500 were issued by the Building Department. Permits went to Grand Building Corp., 3909 Alhambra Ct., residence and screen enclosure, $23,000. K and G. Acct. Inc., 650 Bird Rd., residence, $17,500. K and G. Acct. $1 Million Extra Spent For Property

Property transfers in Coral Gables for 1961 totalled almost $1 million more than the previous year, according to the Coral Gables Board of Realtors. The total last year was $20,524,415 compared to $19,601,695 for 1960. Last month's total was $1,911,800. Making up this total were 54 single family residences for $1,362,350; six multiple family residences, $311,700; three commercial buildings, $54,000 and 28 lots, $183,750.

Play Lot Decision Is Delayed

Vacating of a dead end street section once proposed for a children's play lot was deferred by the City Commission last week. The City is seeking to put the property back on the tax roll, but is eager at the same time to prohibit construction on the 50-foot wide section of Hernando Street just south of Madeira Avenue. The way is still open for purchase by adjoining owners. Abutting property owners objected to the tot lot proposal. Coral Grove Corp. owns the revisionary rights to the street property.

Asks Gate For Canal

Gables by the Sea has asked the City to erect and maintain a canal gate at its salt water barrier. City Manager L. W. Robinson Jr. was instructed by the City Commission Monday to study the request and report back. Owners of the subdivision claim that the City agreed years ago to the movable gate, but this has not been verified. The gate would be located just north of Deva Street on a canal in Coral Bay Section "C".

Bids $2,956 To Low, Firm Forfeits Bond

The low bidder on construction of one of three off-street parking lots pulled out on his bid last week and forfeited $90 bond. Troup Brothers Inc. accepted the penalty rather than perform the work after it reported an error had been discovered in its compilations. The firm, which was also a successful bidder on another one of the three lots, had bid $3,402 on off-street parking lot No. 29, but company officials claimed that the figure should have been $6,359 because $2,956 cost of paving was omitted. Williams Paving Co. was awarded the job of $5,545 as the low bidder. A total of six bids were submitted, ranging up to $8,775. Lot No. 29 is located on the west side of the 2300 block of Douglas Road. Troup was awarded the job of constructing lot No. 31 for $4,612. This lot is located on the south side of the 300 block of Greco Ave. The third lot, No. 27, located on the north side of the 300 block of Greco Avenue, will be constructed by Williams Paving Co. for $6,220.

Nary Complaint Rustles Air Conditioner Law

ing air conditioner noise ordinance breezed through without opposition from contractors Tuesday. The law, which becomes effective in 30 days, sets at 60 decibels the tolerable noise level 15 feet from a unit. A decibel is a unit measurement of sound. Only air conditioner units having 12,000 BTUs per hour or one ton or better will come under the ordinance. The ordinance resulted largely from the complaints of Marcus Morris, 214 Antiquerra Ave., and Lynn Pellman, 532 Luenga Ave., about air conditioners in their neighborhoods. Ironically, the noise level in each instance was slightly below the 60 decibel tolerance.

Former Coral Gables mayor, W. Keith Phillips will preside at ceremonies opening the new Bascom H. Palmer Eye Institute Sunday at 4 p.m. The new four-story, $650,000 addition at Jackson Memorial Hospital will be dedicated to the protection and preservation of eyesight.

Apartment, Residential Building Drops In '61

Residential and apartment unit building dropped off sharply last year despite one of the highest totals since 1955. Only 114 one and two-family homes were started in 1961 compared to 173 the previous year. The number of apartment units fell from 244 to only 100. There were also no hotel or motel rooms added. Total construction for the year was up, however, to $13,632,473. The previous year's total was $12,888,265. The University of Miami accounted for a sizable portion of it.

Pro Shop For Tennis

Plans for a proposed new tennis and pro shop at Salvadore Park were turned over to the Recreation Advisory Board by the City Commission this week. Designed by Gables architect, William H. Merriam, the building would house a shop for the professional, Jack Cook, and locker rooms, a vault and meter room and a spectator deck equipped with bleachers atop the one story building. The proposed building would be split by a breezeway.
