Home Values Firm In Coral Gables

Property values in Coral Gables are unusually stable. This is in marked contrast to many other cities where the value of any given house and lot is subject to extreme fluctuation because of the growth or decline of the neighborhood in which it is located. By maintaining all neighborhoods in the city, Coral Gables property owners are not worried about any "decline" factor adversely affecting the value of their homes. City supervised controls and standards are two of the prime reasons for such stability, which is maintained at a higher level than in other Dade County city. These controls and standards are evidenced in the stringent restrictions placed on construction materials and methods, architectural engineering and design, use and building value, tight zoning regulations, and many others. Once the building or home is constructed, the city keeps up this quality story by seeing to it that the street is properly maintained, lined on both sides with landscaped parkways, and promptly disposing of all trash accumulations. Other less tangible factors also have a profound effect on property value stabilization. For instance, the city municipal operation is probably more extensive and complete than any other city of similar size. Counted among the city's responsibilities are the following: -All building plans must be approved by a Board of Supervising Architects and the Structural Engineer. -The personnel and equipment of the Fire Department are maintained on a level necessary to secure National Board Grade No. 3 fire insurance rates. No city in Florida has a more favorable rating. -The Police Department maintains a constant radio patrol, using a modern high frequency modulated police radio. -The Municipal Parks Department maintains many miles of parkways, numerous plazas and their thousands of trees and shrubs, and several fine recreation parks. -The city operates a library, with free borrowing privileges for local residents. -The Department of Public Service is equipped to maintain and construct streets and other improvements, and to manufacture the city's street and traffic signs.
